How Evictions Work
1. Reason For Eviction
We draft a formal eviction notice stating the reasons and deadline, then deliver it to the tenant, ensuring compliance with legal requirements.
2. Tenant Given Notice
We’ll serve a legally compliant eviction notice to the tenant, clearly stating the reasons for eviction and the required time for vacating.
3. Landlord Files Eviction Case
We initiate the eviction process by filing a formal case in the appropriate court, providing necessary documentation and adhering to legal procedures.
4. Tenant Served Summons
We submit the eviction summons to the court, ensuring all required documents are included and following the designated procedures for processing.
5. Monitor Tenant's Response
The tenant has the right to provide evidence to argue the evictions. This process must be done by a certain time after tenant has been served.
6. Obtain Default Judgement from Court
When the tenant does not respond to the summons the court will file a default judgement.
7. Writ of Possession
The court will issue a Writ of Possession providing the Landlord access to the property.
8. Eviction Enforcement by Sheriff
If needed, we’ll request the local sheriff to enforce the eviction order, ensuring proper legal procedures are followed for the removal of the tenant from the premises.
